Lifeline Business Development

                        Working closely with private entrepreneurs and state bodies Marian has undertaken a number of notable projects, which include:-

 

Planning and Development of Medical Centre at Friary Court, Kilkenny

This involved:-

Raising the necessary finance for the project through a combination of Investments and loans.

Dealing with the relevant Planning Authorities and Architects.

Assessing and selecting submitted Tenders.

Overseeing all building work throughout construction.

Visiting British companies to source and assess fixtures, fittings and equipment for the facility plus overseeing their purchase and installation at the centre.

Interviewing and selecting suitable staff for the facility.

Securing suitable tenants for all units in the centre.

Devising suitable Accounting and Management Systems and undertaking the training or familiarisation of relevant staff in these operation of these systems.

  

Development of the Kilmanagh, Ballycallan, Killaloe Community Enterprise Group, Co. Kilkenny

                    The commission necessitated the development of the new Co-operative and, later, the day to day running of existing businesses and the promotion of new ideas and enterprises.

 

South East Wheel Sports Centre Ltd. (t/a ‘Kiltorcan Raceway Karting Circuit’) Co.Kilkenny

                    This new and unique sporting facility, situated in South County Kilkenny, involved an investment of over half a million pounds and has taken a large proportion of Marian’s time during the past three years. 

Her role in this venture was:-

                    To co-ordinate the work of surveyors, architects builders in the design of the complex.

                    To make application for Planning Permission and satisfy all subsequent queries as to the facility, traffic density, noise pollution etc.

                    To negotiate for the purchase of the land required for the development and arrange transfer.

                  To seek tenders for all earthworks, building and surfacing.

                    To form a Limited Company in the names of the Shareholders.

                    To produce a Business Plan for the application of Grant Aid and Investment.

                    To carry out Market Research in Ireland, Britain and mainland Europe.

                    To source potential suppliers of necessary equipment for the complex.

                    To formulate a Marketing Strategy, both for the home market and abroad.

                    To undertake the construction of a web-site for the complex.

                    To plan and organise the day to day operational systems for the complex.  

 

South East Wheel Sports Centre Ltd. (t/a ‘The Quarry Skate Park’), Co. Kilkenny

                    This was the second phase of development and the set up procedure, except for the land negotiation and purchase, involved the same workload as the Karting Circuit. (outlined above)

 

The Tower Craft Centre, Dublin  

                    The Tower Craft Centre is situated on Grand Canal Quay in the heart of Dublin’s new Docklands Development.  A very large business centre, it is home to a host of diverse manufacturing companies, both wholesale and retail, plus a cross section of I.T. service providers.

                    Lifeline was contracted to provide an assessment of the individual business within the complex, with suitable projections forecasting the effect that an annual retail show would have on their turnover and the future of the centre.

 

Red Stables, St. Anne's Park, Clontarf, Dublin

                    Red Stables Yard was the private stables of the Guinness family.  Capital Funding was sought for acquisition and adaptation of this Victorian red brick and grey slate 2 storey building at St. Anne’s Park, into a centre of craft and literary excellence.

                  Lifeline Business Services was commissioned to undertake a Feasibility Study and Grant Application for this project. We were further required to identify appropriate businesses that would be attracted to the facility while also raising the overall profile of the centre.

 

Homethrown Craft Co-op, Galway

                    ‘HOMETHROWN’ is a promotions & advertising network / umbrella group with the aim of raising the profile of Irish Handmade Pottery in the print and broadcast media, thus increasing the sales of Irish Handmade Pottery and particularly that produced by the 17 enterprises associated with this network.

                      Lifeline Business Services undertook an assessment of the effects an international marketing campaign would have on the members of this group.  

 

Marlay Park Craft Courtyard, South Dublin

                   The Company worked closely with both the tenants and promoters, Dun Laoghaire / Rathdown Parks & Landscapes Services Dept., in the provision of a plan to develop this amenity to its full potential.

 

Athy R.A.R. Project, Co. Kildare

                    Most recently, L.B.S. were commissioned to prepare a Feasibility Study, investigating the potential for individual members of the Athy Design Group to sell their products through a website.  This commission necessitated the construction of a demonstration website, plus research into each of the producers, their products and their business acumen.
